We're here to keep your home and shared areas clean, safe and well looked after.
This includes:
- grounds maintenance
- tree surveys and maintenance
- communal cleaning
- window cleaning
- regular play area safety checks
Most estates are looked after by our approved contractors, though some have a caretaker or a managing agent who employs their own cleaning or gardening staff.
The exact service can vary depending on your estate. To find out who looks after yours, please contact your Neighbourhood Housing Lead (NHL).
When contractors maintain your estate
Our contractors always wear a uniform and ID badge so you can recognise them easily.
They follow strict safety and quality standards on every visit.
You can expect the following services:
- Grounds maintenance
Our grounds maintenance contractors will visit every two weeks to keep shared outdoor areas tidy and well maintained.
They will:
- cut and weed the grass (weather permitting)
- prune and weed shrubs, hedges and flower beds
- trim plants to prevent overgrowth
- remove weeds and moss from hard surfaces like walkways, patios, paving slabs and bricked areas
- remove litter from communal bins – this does not include bulky items
- remove leaves
- empty dog waste bins
Please note: Some minor litter or leaves may build up between visits – this is normal. Hedge cutting may also be paused during the bird nesting season (March – August) to protect wildlife.
- Tree surveys and maintenance
Our tree contractors manage all communal trees, including:
- street trees within L&Q boundaries
- trees on grass or woodland areas
- trees in shared gardens or courtyards in blocks of flats
- trees in shared gardens in converted houses
Specialist contractors carry out surveys to check tree health and safety.
They record each tree’s location and condition and recommend any work needed.
If a tree is protected by a Tree Preservation Order or in a conservation area, our contractors must apply for permission before doing any work. This can take several months.
Tree health can change quickly, so please contact us if you notice:
- fallen branches or a fallen tree
- a tree leaning or damaged after a storm
- any tree that could pose a safety risk
- Communal cleaning
Our cleaning contractors will visit your estate once a week to keep internal communal areas clean and pleasant.
They will:
- sweep, mop and vacuum floors
- wipe and dust skirtings, window ledges, bannisters and walls
- clean internal windows and glass doors (where accessible)
- wipe light switches, door handles and lift buttons
- clean lift floors, mirrors and panels
- clean bin stores and chute hopper areas – this does not include waste removal
- remove minor marks, cobwebs and scuffing
- sweep balcony walkways and drying areas
We also carry out deep cleans twice a year, which include polishing hard floors, cleaning carpets and refreshing bin stores and bike areas.
In L&Q Living schemes, communal lounges receive upholstery and carpet cleaning four times a year.
- Window cleaning
Our window cleaning contractors will clean communal windows at least twice a year.
They will also clean:
- external glass doors
- glass on resident balconies
- accessible window sills
- frames and entrance panels
- signage and external atriums
If your building is taller than six storeys, specialist equipment such as cherry pickers or abseiling may be used.
Reach and wash system
Our contractors use a “reach and wash” system that cleans windows using purified water.
It leaves no marks or residue, reduces the need for ladders, and is safe for your home, garden and the environment.
The system also gives access to previously inaccessible windows. It can clean virtually anything, from conservatory roofs, fascias, soffits, and solar panels to commercial signage and cladding.
- Play area safety checks
Play areas are inspected four times a year to make sure equipment is safe.
Our contractors check for:
- wear and tear
- weather or safety damage
- long-term structural issues like rot or corrosion
Each play area also has an annual inspection to confirm it meets British and European safety standards.
When caretakers maintain your estate
Some estates have caretakers instead of contractors – or both.
Caretakers visit regularly to keep shared areas clean and safe.
Caretakers who work with contractors
They visit weekly to:
- litter pick and spot clean all areas
- empty playground bins and change liners
- carry out building safety checks to all communal areas
- check communal lights are working
- move bulk rubbish to collection points
- check all lifts are working and clean
- check doors are secure and entry systems work correctly
Every two weeks, they’ll also wash, disinfect and deodorise bin stores.
Caretakers who work instead of contractors
They visit weekly to:
- carry out building safety checks to all communal areas
- report any repairs
- clean bikes stores, lifts, skirting boards, doors, glass, stair nosing and handrails
- sweep, mop and vacuum communal floors
- litter pick and sweep carparks, walkways and main entrances
- rotate and clean bins

We’ll raise the issue with the right team and make sure it’s resolved.
