
Home condition surveys
Every five years, we check the condition of your home. This is called a home condition survey (previously called a stock condition survey).
We carry these out in all our rented homes.
During the visit, we look at things like your kitchen, bathroom, windows and roof to see when they might need replacing. This helps us keep your home safe, warm and in good repair.
We’ll write to you to let you know when your survey is due.

- What is a home condition survey?
A home condition survey is a visual inspection of your home.
It helps us understand the condition of key elements such as your kitchen, bathroom, heating, windows and roof.
- Why do I need this survey?The survey helps us keep your home safe, warm and in good condition, ensure it meets Decent Homes Standards, and identify any health and safety risks (HHSRS hazards).
- What will the surveyor be checking?The surveyor will assess the general condition of your home and check key components to ensure they are safe, working properly, and within their expected lifespan.
- Do I need to move furniture or belongings?
No, there is no need to move anything or make any special arrangements.
The survey is a visual inspection of the inside and outside of your home.
Where there is a loft, the surveyor will need to check the loft insulation, and they will have their own ladder if there is no loft ladder available.
- How long will the survey take?The visit usually takes 30 to 60 minutes, depending on the size of your home.
- Do I need to be there for the survey?
Yes, someone over the age of 18 will need to be present at the time of the survey to allow as access to your home.
As part of your tenancy agreement, you are required to provide reasonable access for inspections like this. This helps us meet our legal obligations and ensure your home remains safe.
- Why is access so important?Allowing access enables us to identify any issues early, plan repairs or replacements, and include your home in future maintenance and improvement programmes where needed.
- Will the surveyor carry out any repairs?
No. This is an inspection only.
However, if the surveyor identifies any HHSRS issues, we will arrange follow-up repairs or further investigations where required.
You can report any non-urgent repairs through the available communication channels.
- Will this affect future improvements to my home?
The survey supports our major works investment programme, helping us plan upgrades and ensure your home is included in the right renewal programmes at the right time.
To make sure you home is included in the appropriate programmes, we need to collect accurate data.
- Does this mean I will be getting a new kitchen or bathroom?
No. The survey does not automatically mean your kitchen or bathroom will be replaced.
It is used to assess their current condition and check if they are still within their expected lifespan.
If they meet the required standards, no replacement will be needed. If not, they may be considered for future renewal programmes.
- How will I know the surveyor is genuine?
All surveyors will carry official ID. Please ask to see this before allowing access.
