L&Q ramps up in-house construction

At L&Q, our mission is to combine our social purpose and commercial drive to create homes and neighbourhoods everyone can be proud of. As part of this, we’re committed to playing our part in solving the housing crisis by delivering an ambitious housebuilding programme.


As well as delivering homes through valuable partnerships, our in-house construction team (the only one of its kind at the UK Housing Association) tackles complex, ambitious schemes, delivering the affordable homes that Londoners so desperately need.

In the last year alone, the L&Q construction team has made a start on over 1,000 new homes at three strategic sites across London:

  • Kodak, Harrow - 246 affordable homes are part of the regeneration of the former Kodak factory. A complex scheme involving several partners, including the London Borough of Harrow, which is delivering a school in the later phases of development.
  • Plumstead College, Greenwich - 294 homes (60% affordable) plus a new school for the London South East Colleges’ Greenwich campus.
  • Greenwich Peninsula, Greenwich - 476 homes (70% affordable) The team will oversee the delivery of seven buildings across two plots, including two towers of 22 and 30 storeys in height.

We are also close to completion on a flagship development in Croydon, at Addiscombe Road, where our construction team has already won several industry awards, including the Pride in the Job award offered by the National House Building Council. Our first residents moved in last month, starting with 33 households in London Affordable Rent homes and soon we will welcome 104 more to our Shared Ownership and market sale properties.

In the current challenging economic environment, in-house construction has allowed us to keep on top of costs and have better control of the programme outcome, as well as the quality of our homes, in which we take great pride.
