We’re delivering one of the social housing sectors biggest investment programmes to improve the quality of residents’ homes. The Investment in Homes Plan sets out how we’ll do this, and how we’ll gather and use information about home condition to make sure that we’re looking after them efficiently and offering residents better value for money. 

Building knowledge and assurance

We’ll deliver an ongoing programme of home condition surveys to provide a complete, accurate view of building condition and make sure our investment plans manage risks effectively and deliver value for money.

Standards and framework

We’ll introduce L&Q’s Single Homes Standard and make sure that our wider investment standards meet legal and regulatory requirements, so that we are delivering safe, decent and sustainable homes.

Long-term home investment

We’ll maintain a disciplined 30-year approach to planned investment in homes, supported by rolling financial planning to make sure we’re able to manage risk, meet legal and regulatory requirements, and ensure the long-term quality and value of homes, through maximising external funding and value and protecting financial flexibility.

Safe, decent, sustainable homes

We’ll ensure our home investment programme is led by legal and regulatory building safety, quality and sustainability requirements, such as the Building Safety Act, Awaab’s Law and the Decent Homes Standard.

Resident outcomes, engagement and assurance

We’ll improve resident experience and the quality of their home by prioritising investment in planned works, providing transparent forward plans, and delivering strong resident engagement through our Major Works Investment Programme partnering approach.
