As part of L&Q, Trafford Housing Trust has joined forces with Trafford Council to form a unique partnership, Homes for Trafford LLP, bringing forward innovative plans to regenerate land off Bold Street in Old Trafford into a new, landscape-led community.
Regeneration remains a crucial priority within L&Q's emerging Growth Plan, and there is a solid commitment to investment in the North-West.
The Homes for Trafford joint venture approach to development enables the sharing of skills, best practices, and risks by working with Trafford Council as a trusted partner on a 50:50 basis.
Having been vacant land for many years, Homes for Trafford LLP proposes developing an innovative, attractive, and inclusive community that will bring this site back into use with a planning application being lodged for 161 new homes as part of a £28m regeneration project.
The joint venture was formed in April 2022, and a planning application was submitted in September 2022, with a view to starting on-site upon approval in Spring 2023.
Homes England and GMCA brownfield funding grants have been allocated to the scheme.
The Levitt Bernstein designed scheme features a high-quality design in various styles, sizes, and tenures, including a 30% affordable housing provision equating to 48 properties – 16 for social rent and 32 for shared ownership.
There is also an aspiration to achieve high environmental standards in the homes' design, layout and running.
Plans also prioritise sustainable travel measures, including walking and cycling routes, so that people can live and work without needing a car, ensuring that low-carbon values are upheld from planning through to occupation.
Councillor Liz Patel, Trafford Council's Executive Member for Economy and Regeneration, added:
