Leading housing association L&Q has now started construction work on two adjacent plots at Greenwich Peninsula, delivering 476 new homes.

L&Q’s Chief Executive Fiona Fletcher-Smith and Executive Group Director Vicky Savage broke ground today [14 March] at Greenwich in an event where they were accompanied by senior politicians and officers at the Greater London Authority (GLA) and Greenwich Council.

VIP guests included Mayor of Greenwich Cllr Leo Fletcher, Greenwich Cabinet Members Cllr Pat Slattery (Housing, Neighbourhoods and Homelessness) Cllr Aidan Smith (Regeneration) as well as Simon Powell (Assistant Director of Strategic Projects and Property) and Sarah Birt, Head of Development at the GLA.

They all (pictured here) braved the weather and took a tour of the site, which will soon deliver 476 new homes, 70% of which will be affordable.

The two plots are situated opposite St Mary Magdalene School and will see seven buildings of up to 30 storeys, aiming to be completed in 2027. The first residents will be moving in a year before, in 2026, and the first homes to become available will be London Affordable Rent.

Vicky Savage, Executive Group Director, Development and Sales, at L&Q, said:

“We are very excited to soon start work on another plot on the Greenwich Peninsula masterplan, working closely with our partners at the GLA and with the support of Greenwich Council.

“While we have been actively providing and managing quality affordable homes on the Peninsula for the past 10 years, this will be the first time L&Q will be bringing forward our own built in the area. We are very proud of our development pipeline and our in-house construction team and we are continuing to deliver the same high quality affordable homes, despite the sector challenges and downturns.

“Building new homes is a core part of our social mission, and these 476 new homes re-emphasize our commitment to tackling the housing crisis. Our focus is on building beautiful places and safe homes across our pipeline nationwide and we are very excited to bring that to the Peninsula.”

Deputy Mayor for Housing and Residential Development, Tom Copley, said:

"Today marks another important milestone in the future of this flagship scheme which, with the support of the Mayor, will deliver 476 homes – 70 per cent of which will be affordable. This will not only help to ease the housing crisis in the capital, it will further improve Greenwich Peninsula as we continue to build a more prosperous London for everyone.”

Pat Slattery, Cabinet Member for Housing, Neighbourhoods and Homelessness at Greenwich Council said:

“Greenwich Peninsula is a flagship development of high importance for the Borough, particularly the affordable housing provision. We therefore welcome L&Q’s long-term commitment to delivering high-quality affordable homes for our residents.”

“L&Q has long been a strategic partner for the Borough and we look forward to continue working with them to provide our residents with the homes and facilities they need to live happy and fulfilled lives.”

The scheme will be built out by L&Q, through its in-house construction team.

L&Q has over ten years’ experience providing and managing affordable homes at Greenwich Peninsula and has long since developed a passion for the local area and the community at Greenwich. However, this will be the housing association’s first ever L&Q in-house build plot on the masterplan.

L&Q already has considerable stock in the Greenwich, with a total of almost 6,000 homes across several estates and developments. Further East in the Borough, L&Q will soon break ground on Plumstead College, another flagship scheme, delivering just shy of 300 new homes and a new school for the London South East Colleges’ Greenwich campus.
