Green light for 405 new homes at Beam Park regeneration site
L&Q and Vistry, through its Countryside Partnerships brand, has received planning approval from Barking and Dagenham Council for the next phase of the Beam Park regeneration project in East London.

Designed by architects PRP, this latest phase will deliver 405 high-quality new homes, as part of the transformative masterplan, with around 4,000 homes.
Construction on the new homes, is expected to start in early 2027.
These homes will all be designed to prioritise sustainability through air source heat pumps, wastewater heat recovery systems and low energy lighting.
A new green space with sustainable drainage features will also be included, in line with the 58 per cent of the wider masterplan that has been allocated for open spaces.
This latest milestone follows the Ministry of Housing, Communities and Local Government’s recognition of Beam Park as part of the New Homes Accelerator, and reflects how L&Q and Vistry are focused on housing delivery on the 72-acre former Ford manufacturing plant site, which is one of London’s largest active construction sites.
Beam Park is one of only three schemes in London with more than 3,000 homes, offering 50 per cent affordable housing as well as 25 per cent family homes – helping to meet the critical demand for high-quality homes in the area.
Construction on the wider site is making great progress, with 520 new homes to be delivered on another part (Phase C) in the coming months.
The first two phases of Beam Park have now been finished, delivering 1,158 new homes and community facilities including a new health centre, nursery, primary school and green spaces including Central Park, a riverside open space that includes a range of play facilities for children.
When it’s completed, Beam Park will have two schools, retail spaces, a nursery, a multi-faith centre and two state-of-the-art energy centres.
