Securing Gateway 2 approval at Acton Gardens

Acton Gardens, one of the most ambitious estate regeneration schemes in West London, has secured Gateway 2 approval from the Building Safety Regulator (BSR) for Phases 8.1 and 8.2.

Delivered through a joint venture between Vistry and L&Q, these approvals unlock the delivery of 236 new high-quality homes.

The two approvals gained from the BSR reinforce the developers’ commitment to building safety and accelerating progress on one of London’s most ambitious estate regeneration programmes.

These are the first Gateway 2 approvals granted to Vistry under the Building Safety Act. Securing two approvals on a single project is a significant achievement in the current regulatory climate, reflecting the partners’ proactive engagement with the Building Safety Regulator and their commitment to meeting the highest standards of design and construction.

Designed by architects Stitch, Phases 8.1 and 8.2 will provide 336 mixed-tenure homes in total, including homes for social rent, shared ownership and private sale.

The 52-acre scheme is delivering 3,463 new homes, with 50% designated as affordable. as well as a multi-use community centre, nursery, medical centre, sports and play facilities and 500,000 sq. ft of public space.

Currently the partners are delivering Phases 9.3, 9.5 and 9.6 of Acton Gardens, providing 207 new homes.

To date, 2,189 new homes have been delivered, and completion of the latest phase saw the 1000th affordable home handed over since regeneration began.

Nick Churcher, Managing Director for Vistry West London, commented:

“Securing two Gateway 2 approvals in quick succession at Acton Gardens is a major milestone for Vistry and a testament to the strength of our design and technical teams.

These are our first approvals under the new regime, and to achieve them on a single project speaks volumes about our collaborative approach and commitment to building safety.

We’re proud to be leading the way in delivering safe, high-quality homes at scale."

Caroline Pillay, Regeneration Director for L&Q, said:

“Resident safety is paramount to everything we do at L&Q and we are delighted to have secured these two Gateway 2 approvals for Acton Gardens and unlocking the delivery of more, much-needed homes locally.”
