First Residents move in at Kew Bridge Rise
Affordable housing first to be completed
Brentford’s latest development, Kew Bridge Rise, developed by L&Q and The Hill Group, has welcomed its first residents, marking an exciting new chapter for the area. The affordable homes were the first to be occupied on site.
The scheme is being developed on the site of the former Citroen garage in Brentford and, when completed, will deliver 441 high-quality, sustainable new homes for the area, half of which will be affordable, in a mix of Shared Ownership and Affordable Rent.
The partners marked the occasion with a ceremonial tree planting and ribbon-cutting, together with Hounslow Director for Regeneration and Growth, Peter O’Brien.
Kew Bridge Rise is located at the heart of the Brentford regeneration area, occupying a prime location on Capital Interchange Way and within walking distance of Kew Bridge Station.
The development will create a new neighbourhood with five buildings of up to 18 storeys, plus a range of planned facilities which will benefit the wider area. These include a new public square, a nursery, and commercial space.
Moreover, as a commitment to the local area, early promoting and advertising of the affordable homes prioritised local residents, which has resulted in over 40% of the first residents at Kew Bridge Rise being first time buyers from Hounslow.
Present at the event, Neil Davis, Development Delivery Director at L&Q, said:
“The completion of our first buildings at Kew Bridge Rise and welcoming the first residents into their new affordable homes mark an important milestone both for us and the community.
We are grateful for the support of our partners The Hill Group and the local Borough Leadership, as we continue delivering on our commitment to tackle the housing crisis locally.
“At L&Q we strongly believe that everyone deserves a quality home that gives them the chance to live a better life. That is why we are proud to be delivering a large number of affordable homes locally, the majority of which have already been taken up by Hounslow residents.”
Cllr Tom Bruce, Deputy Leader of Hounslow Council and Cabinet Member for Assets, Regeneration and Development, said:
“Kew Bridge Rise is a powerful example of how we’re delivering for our communities — not just with high-quality, affordable homes, but with new commercial spaces that support local businesses and create jobs.
This is regeneration done right: tackling the housing crisis while building a more inclusive, connected, and resilient borough.”
Mark Greenwood, Deputy Regional Director at The Hill Group, commented:
“The official handover ceremony of affordable homes to our partners at L&Q marked a key milestone for this landmark project.
At Hill we are committed to delivering much-needed new homes in communities, like Brentford, where there is an acute shortage of social housing. We hope all the new residents will enjoy living at this exceptional development for many years to come.”
Construction works on site started at the end of 2022 and the affordable homes were the first to be occupied. Overall completion is expected in 2026.
L&Q and Hill are committed to bringing a range of social benefits to the area throughout the construction process, including job opportunities and training for local people interested in pursuing a career in construction, along with 200 dedicated volunteer days to support community initiatives.
Hill and L&Q have placed sustainability and healthy living at the heart of the project by incorporating features such as air-source heat pumps, electric vehicle charging points, and landscaped green spaces to promote habitat creation and ensure a net biodiversity gain.
