Ealing Council secures 110 affordable homes at Acton Gardens regeneration
Major milestone reached in West London’s largest regeneration project.
Vistry Group and L&Q, the joint-venture partners delivering Acton Gardens, have forward sold 110 affordable homes in Phases 9.3, 9.5 and 9.6 to Ealing Council, helping to accelerate progress at one of London’s most ambitious estate regeneration programmes.
The 110 homes acquired by Ealing Council across Phases 9.3, 9.5 and 9.6 will be used for social rent, as part of the council’s response to the growing affordable housing crisis in the borough. The homes are expected to be handed over in autumn 2026.
These phases will provide a total of 215 mixed-tenure homes, part of the £800m regeneration of the former South Acton estate in west London which is delivering a total of 3,463 new homes, of which 50% will be affordable, including more than 1,450 to be let at genuinely affordable rents.
Located adjacent to Phase 9.2 and opposite West Park, Phases 9.3, 9.5 and 9.6 will complete the western quarter of Acton Gardens. Designed by Pollard Thomas Edwards Architects, the new phases will provide 215 new homes, of which 50% will be affordable (on a habitable room basis).
As well as the new homes, new public spaces are also being created, including a courtyard garden at both Phases 9.5 and 9.6, alongside private gardens at all new houses in Phase 9.3.
This sale follows the recent Gateway 2 approvals from the Building Safety Regulator (BSR) for Phases 8.1 and 8.2 of Acton Gardens, which have unlocked the delivery of 236 new high-quality homes.
In addition to the 3,463 new homes, the 52-acre scheme is also delivering a multi-use community centre, nursery, medical centre, sports and play facilities and 500,000 sq. ft of public space. To date, 2,189 new homes have been delivered, and completion of the latest phase saw the 1000th affordable home handed over since regeneration began.
This is the council’s second bulk purchase of homes this year, after it concluded a deal in June to buy almost 200 homes in Southall.

“This is a bold and necessary step to deliver new homes to let to local people. With almost 7,500 families on the waiting list for a council home, the need for more genuinely affordable homes has never been more urgent.
By quickly responding to changing market conditions, we have ensured that by Christmas next year, more than 100 more families will be able to start new lives in safe, modern homes where they can thrive.”
