Beam Park wins the big regeneration award
We are delighted to announce that Beam Park, our joint venture partnership development with Countryside (Vistry) has won the award for Best Regeneration Project at the Evening Standard New Homes Awards 2024.
Beam Park is a transformational regeneration project bringing nearly 4,000 new homes and an array of community amenities to East London.
On the border of Havering and Barking & Dagenham boroughs, the development is being brought to life in an area with proud heritage, on the derelict 72-acre site of a former Ford stamping plant.
A joint venture between L&Q and Countryside, Beam Park is one of only three schemes of over 3,000 homes in London offering 50% affordable housing – meeting vital housing needs.
One of London’s most important regeneration projects, Beam Park is the result of significant collaboration between public and private sector bodies to accelerate housing delivery on a large, complex and constrained brownfield site.
Works began in 2019, but unlike most regeneration schemes, there was little existing context. The ex-industrial site had lain derelict and empty for 15 years, severed and cut off by river, road and rail infrastructure. Further issues included ground contamination, flood risk, high-pressure gas mains, and a major foul sewer.
However, following a masterplan devised by award-winning architect Patel Taylor, this disused brownfield site has since been transformed into an attractive, well-connected, sustainable place for people to live, work and socialise.
Moreover, the new master plan (approved in February 2024) will deliver major socioeconomic and environmental benefits for existing and future residents and the wider community.
The new plan has increased the number of homes planned and has secured a brand-new 2.5-hectare public park on the western side of Beam Park, including a green square the size of the London Olympic Velodrome.
Crucially, the new application will deliver over 58% of open space on the previously inaccessible brownfield site and an impressive biodiversity net gain of over 350%.
