L&Q tops Biggest Builders Survey again

Leading housing association and developer L&Q is excited to announce we have again topped Inside Housing’s Biggest Builder Survey.


The yearly survey gives a useful snapshot of the sector and the progress made by housing associations to deliver the much-needed homes the country needs.

L&Q has topped the survey again, delivering just shy of 3,000 new homes in 2023/24, demonstrating our commitment to tackling the housing crisis.

The news also coincides with Inside Housing publishing another report which showed L&Q has consistently been the biggest provider of social housing in England over the past 10 years.

Across the sector, however, the UK’s largest housing associations are experiencing an unprecedented downturn in activity, with The G15 earlier this year announcing a 76% downturn in new starts on site.


Vicky Savage, Executive Group Director for Development & Sales at L&Q, commented:

“We are really pleased to have delivered significant numbers of completions last year, but in light of the challenging economic environment, and the competing and significant demands on budgets, development activity is being scaled back across the sector.

“While we are confident in delivering similar completion figures for 2024/25 as we continue to develop out our existing pipeline, we are facing significant challenges around our development activity going forward unless we see a significant increase in government investment in affordable housing” she warned.


End-of-year results for 2023/24

We have a total of 57 active construction sites in our key areas for growth, both in and outside of London

Collectively, these sites will deliver 11,029 high quality new homes when completed

Of these, we have made a start on 813 new homes this financial year alone

We have also completed and handed over 2,955 new homes to families and individuals who now have a place to call their own

We have worked both individually and in 12 joint venture partnerships to accelerate the delivery of much needed homes across the country
