L&Q's health and safety performance: Q1 2026/27
Find out how we're performing across nine areas that help us keep you and your home safe, including building, fire, gas, electrical and water safety.
How we manage health and safety performance
We monitor 13 areas of health and safety across L&Q. Nine relate to the safety of you and your home, and four relate to our colleagues.
This page explains how we're performing across the nine areas related to residents.
For each area, we explain our latest performance, what the results mean, any areas that need improvement, and the actions we're taking to address them.
We also show whether each area is performing well, needs to be watched closely or needs attention.

Our performance at a glance
Compliance remained high across most areas between April and June 2026.
Of the nine areas we report on related to residents' health and safety:
- six were performing well
- two needed to be watched closely
- one needs attention
Where performance is below the level we expect, we put improvement plans in place and monitor progress regularly to help make sure residents remain safe.
Building safety
Latest performance
- What the results mean and what we're doing about it
Status: Watch closely
Building safety covers how we manage higher-risk buildings, including inspections, safety information, resident engagement and meeting building safety requirements.
This helps us make sure higher-risk buildings are managed safely, and residents have the information they need to stay safe.
What the results mean
Most important safety activities are being completed, but some building safety programmes are progressing more slowly than planned, particularly those relating to safety documentation and information management.
This does not mean homes are unsafe. We have plans in place to address these areas, and, where needed, we put additional safety measures in place while necessary work is completed.
Action we're taking to improve
We're improving how building information is stored and managed, increasing the number of completed Building Safety Case Reports and continuing to provide safety information to residents in higher-risk buildings.
Fire safety
Latest performance
- What the results mean and what we're doing about it
Status: Needs attention
Fire safety covers fire risk assessments, inspections and the servicing and maintenance of equipment like alarms, sprinklers and smoke control systems.
This helps us reduce fire risks and make sure fire safety systems are working properly to protect residents and buildings.
What the results mean
Most fire safety activity remains at a high level, but some planned maintenance has not been completed as quickly as expected.
Where inspections or servicing are delayed, we assess any risks and put appropriate safety measures in place while the outstanding work is completed.
Action we're taking to improve
We've introduced a revised improvement plan and strengthened oversight of contractors responsible for fire safety maintenance.
We're also prioritising overdue servicing and inspections, with plans in place to improve performance for fire extinguishers, fire blankets and fire curtains by September 2026, and sprinklers by December 2026.
Construction safety
Latest performance
- What the results mean and what we're doing about it
Status: Performing well
Construction safety covers health and safety arrangements on our in-house development and major works sites.
This helps us make sure construction and major works are carried out safely for residents, workers and visitors.
What the results mean
Construction projects continue to perform strongly, with high levels of compliance and oversight.
Action we're taking to improve
We're introducing new inspection methods, improving site inductions and testing digital permit systems to strengthen safety performance further.
Resident health
Latest performance
- What the results mean and what we're doing about it
Status: Watch closely
Resident health covers damp and mould, housing health standards and resident safety measures reported to the Regulator of Social Housing.
This helps us identify and address issues that could affect residents' health, wellbeing and quality of life.
What the results mean
Performance remains strong overall, although actions resulting from some local authority notices require continued attention.
Action we're taking to improve
We've strengthened our monitoring of damp and mould and introduced clearer responsibility for managing local authority notices and regulatory actions.
Gas safety
Latest performance
- What the results mean and what we're doing about it
Status: Performing well
Gas safety covers annual gas safety inspections and servicing in residents' homes and communal areas.
This helps us keep gas systems and appliances safe to use and reduce the risk of gas-related incidents.
What the results mean
Gas safety performance remains very strong, with almost all required checks and servicing completed.
Action we're taking to improve
We're continuing to focus on gaining access to homes where appointments are missed and carrying out regular quality checks on contractors' work.
Asbestos safety
Latest performance
- What the results mean and what we're doing about it
Status: Performing well
Asbestos safety covers surveys, inspections and how we manage identified asbestos risks.
This helps us make sure any asbestos risks are identified, monitored and managed safely.
What the results mean
Asbestos risks are being managed effectively, and important programmes remain on track.
Action we're taking to improve
We're strengthening our contractor arrangements to help services continue without interruption.
Electrical safety
Latest performance
- What the results mean and what we're doing about it
Status: Performing well
Electrical safety covers electrical inspections, emergency lighting, lightning protection and other electrical systems.
This helps us make sure electrical systems and equipment remain safe and reliable for residents.
What the results mean
Electrical safety performance remains strong, although difficulty accessing some homes continues to affect performance.
Action we're taking to improve
We're using a dedicated access team and providing additional support to inspection and maintenance programmes where access is difficult.
Water safety
Latest performance
- What the results mean and what we're doing about it
Status: Performing well
Water safety covers how we manage risks from legionella bacteria and other water hygiene issues in communal water systems that we are responsible for, like water storage tanks and pipework in shared areas.
This helps us make sure these shared water systems remain safe to use.
What the results mean
Water safety arrangements are performing well, with no significant concerns identified.
Action we're taking to improve
We're continuing to review inspection schedules and strengthen checks on contractor performance.
Residential equipment and lifts
Latest performance
- What the results mean and what we're doing about it
Status: Performing well
This covers lifts, mobility equipment, powered gates and play areas.
We monitor these to help make sure they are safe, reliable and available for residents to use.
What the results mean
Safety controls for lifts and other equipment remain effective, although some contractor performance issues have affected compliance.
Action we're taking to improve
We're introducing new maintenance contracts and continuing to improve access arrangements for equipment located inside residents' homes.
We're also working with contractors to improve inspection performance and maintain compliance levels.
Helping us keep your home safe
We sometimes need you to let us into your home to complete essential safety checks, inspections and follow-up work.
If we cannot get access, important safety work may be delayed. This includes gas and electrical safety checks, fire safety work and damp and mould inspections.
We want to make it as easy as possible for you to give us access. We:
- offer appointments outside normal working hours
- give at least 48 hours' notice of appointments, and usually more
- use locks that allow authorised L&Q colleagues and contractors to access communal areas without disturbing residents
- work with you to find a convenient appointment time
If we cannot gain access after repeated attempts, we may need to take further steps so essential safety work can be completed.
If you receive an appointment for a safety check and cannot make it, contact us as soon as possible so we can arrange another time.
