From April 2024, new cleaning contractors are coming into place for residents living in London and the South East of England. Here, you’ll find information about who the new contractors are, what they will clean and why we’re making this change.

The new cleaning contractors for each of our five London regions are:

  • East Inner – Pinnacle
  • London SE and Kent – Chequers
  • London NW – Just Ask
  • East Outer – Bidvest Noonan
  • London SW – New Green

Window cleaning will be completed separately by a specialist provider. We’ll provide further information on this in the coming months. 

Please also note, for Trafford and North West England residents there are no changes to your communal cleaning services.

Cleaning contractors responsibilities

Cleaning contractors will be required to show evidence that they have completed communal cleaning tasks by providing us with photos of the work. This will mean we can check the work more easily and make sure it meets high standards. 

In addition to this, all our new contractors must now pay their team the London Living Wage. This will make sure that cleaners are paid fairly.

Frequency of cleaning visits

Your building will receive at least one visit per week, with some blocks receiving more.

Full schedules will be available once the contracts have started.

What the contractors will clean

Standard weekly tasks will include:

  • litter picking of indoor and outdoor shared areas
  • tidying mail in the post room/area
  • cleaning bin stores, including outside ones for use by the block

As well as the above, the new cleaning contractors will complete the following twice per year:

  • clean and buff polished floors
  • deep clean carpeted floors*
  • clean outdoor bike storage areas
  • clean and wash bins (indoor and outdoor)

* In L&Q Living blocks, carpets and curtains will be cleaned four times a year.

Frequently asked questions about communal cleaning services

  • How long will the cleaner spend on my block?
    Our contractors know that they’re expected to keep the communal spaces in your block clean and presentable.

    The time it takes to do this will vary between buildings and may change based on the regular quality checks that we’ll be making.
  • Can the contractors help with cleaning my home?
    We're sorry but our contractors can't clean inside your home.

    If you’re having difficulties keeping your home clean, let your Neighbourhood Housing Lead know, as there may be other ways we can help you.
  • How can I report a problem with the cleaning?
    If you would like to report a problem, please contact your Neighbourhood Housing Lead, who will work with the contractor to put things right.
  • Who will do the window cleaning?
    The inside of the windows will be cleaned by the communal cleaner when they attend.

    The outdoor window cleaning will be carried out by a different contractor. We’ll let you know when we have details about who this will be.
