How your home is fit for human habitation
Important message
The following information applies to social and affordable homes as well as privately rented homes.
Everything you need to know about your right to a home fit for human habitation.
We have a responsibility to make sure that your home is fit for you to live in by meeting the requirements set out in the Homes (Fitness for Habitation) Act 2018. This is different from the Decent Home Standard.
This means that throughout your tenancy we must make sure your home is safe, healthy and free from things that could cause you or anyone else in your home serious harm.
There are various ways that we make sure that your home is fit for you to live in:
- We carry out regular health and safety checks throughout different parts of your home to keep you safe.
Find out more about these and how we make sure your home is free of health and safety risks.
- We have a legal obligation to carry out repairs to make sure your home remains fit for human habitation.
Find out more about your right to repairs, as well as more information about your repairs responsibilities.
- We'll tackle other risks to health and safety that you report to us as a priority, for example, when you've told us about damp or mould in your home and this is a risk to your health.
You can also read more guidance on your rights under the Homes (Fitness for Habitation) Act on the government’s website. If you don't think your home meets this guidance, please contact our customer service centre.
