If your home needs a repair or something has gone wrong, we want to hear from you so we can put it right. This page explains what a disrepair claim is, what to watch out for with claims management companies and ‘no win, no fee’ law firms, and how to get the best support from us.

What is a disrepair claim?

A disrepair claim is when someone takes legal action against their landlord for not fixing problems in their home within a reasonable period of time.

Usually, a claims management company will offer to manage these claims for you by handling the entire claims process, including introducing you to law firms that offer a ‘no win, no fee’ service.

While this might seem like a quick and easy solution, there are important things to know before agreeing to anything.

Things to watch out for

These claims management companies and law firms may:

  • take a percentage of any compensation you win
  • charge for fees and services (like home surveys), even if you withdraw the claim

If your case goes to court and you lose, you could also be asked to cover our legal fees – which may cost thousands of pounds.

Visit the Solicitors Regulation Authority for independent advice on using law firms.

If you're contacted by a claims management company

We’ve had reports of claim management companies claiming to work with L&Q or offering to send surveyors to residents’ homes. We never work with these companies.

All our staff and contractors carry official L&Q photo ID – always ask to see it.

If you’re unsure whether someone is really from L&Q:

  • don’t give them personal details
  • don’t let them into your home
  • call us on 0300 456 9996 to check
