Start on 1,000th affordable home at £800m West London estate

We are pleased to announce that Acton Gardens LLP, our joint venture with Vistry Group, has started works on the 1000th affordable home to be delivered at the former West London estate.

The partners, supported by Ealing Council, have begun construction on Phases 9.3, 9.5 and 9.6 of Acton Gardens.

These phases will provide a further 215 mixed-tenure homes at the £800m regeneration of the former South Acton estate in west London.

With 966 affordable homes (of which 80% are for social rent) delivered across Acton Gardens so far, the new phases will include the delivery of the regeneration’s 1000th affordable home.

Designed by Pollard Thomas Edwards Architects, the new phases will provide 215 new homes, of which 50% will be affordable (on a habitable room basis) — reflecting the regeneration's commitment to deliver 50% affordable housing across the estate.

The first new homes are expected to complete in September 2025 and these latest phases will complete the western quarter of Acton Gardens.

Acton Gardens is a 52-acre comprehensive redevelopment of the former South Acton estate – a £800 million investment creating 3,463 new mixed-tenure homes.

The development delivers 50% affordable housing and more social rent homes than previously existed on the estate before the project commenced.

To date, the project has delivered 966 affordable homes (of which 80% are for social rent) and 1,059 open market homes alongside the new Acton Gardens Community Centre, Bollo Brook Youth Centre and new retail spaces, which are let to Sainsbury’s Local and Energie Fitness among others.

Two new parks have also been created and £525,000 donated through the Acton Gardens Community Fund to support over 150 local community projects.

“By also delivering vibrant new shared spaces like the Bollo Brook Youth Centre, a new community centre, and new retail units, the transformative regeneration of the South Acton estate is creating a better connected, more inclusive neighbourhood where people can access work and essential services on their doorsteps."
