L&Q secures planning committee approval for regeneration of Altrincham town centre

Trafford Council has given L&Q the go ahead for the redevelopment of Albert, Chapel and Lloyds Courts on New Street in Altrincham town centre.

The development includes 40 per cent affordable housing, and all homes will be accessible and adaptable, making them suitable for all customers including those with reduced mobility.

Every house will have a front and rear garden, and every apartment will have a private balcony.

The latest proposals from the local housing association were revised as a result of ongoing consultation with Trafford Council, neighbours and the wider community, and were given planning committee approval by the council at a meeting on Thursday 10 July.

The approved plans, designed by Project 3 Architects, feature 64 one- and two-bedroom apartments within two, four-, and five-storey blocks.

The remaining 24 homes will be two to three-storey, three-bedroom family homes.

Landscaping shows plans for a new large area of green open space for residents, as well as an increase in size for the popular ‘New Street Green’ spot, making sure there’s more green space for the whole community to enjoy.

The approved plans also show a large increase in the amount of landscaped areas for people to use, including play and recreation space.

The proposals will deliver 49 new trees – an increase of 39 - and a 22 per cent Biodiversity Net Gain, which means it will greatly help to enhance the natural habitats across the site.

Ben Townsend, New Business Director for the North West at L&Q, said:

“We’re understandably delighted to get planning committee approval, and would like to thank Trafford Council and the local community for their input, which has helped us to shape our plans to ensure they fit with the vision for Altrincham town centre.

“L&Q is committed to building homes in the places where the housing need is greatest, and this development will help to regenerate a brownfield site, providing sustainable, quality new and affordable homes within an attractive place the whole community can enjoy.

They will also help to support national efforts to speed up the delivery of 1.5 million new, much-needed homes across the country.”

Trafford Council has made providing a thriving economy and homes for all a strategic priority.

Cllr George Devlin, Trafford Council’s Executive Member for Housing & Advice, said:

“Trafford Council is totally committed to providing more new and affordable homes to help manage the housing challenges across the borough.

There is a huge shortage of housing in this area, so we are delighted to get planning approval for 88 new homes. Thank you to our partners at L&Q for all their hard work on this project.”

Rhian Smith, Director at planning consultants Avison Young, said:

“We’ve been very pleased to support L&Q through the planning application for its 88-home scheme on New Street, Altrincham, and to see it now move forward following Trafford Council’s planning committee meeting.

“With the government’s renewed focus on affordable housing, and 40% of the homes designated as such, this development makes a meaningful contribution to addressing local housing needs and supporting national policy.

The proposals have been carefully shaped with the local context in mind, resulting in a well-considered scheme that will deliver high-quality homes for the community and contribute to the vibrancy of Altrincham town centre.”

Craig Smith, Architect Director at Project 3, said:

’We are pleased to be able to redevelop this key site in the heart of Altrincham Town Centre, bordering multiple Conservation Areas. The proposal successfully knits together traditional housing with modern town centre development.

Following a landscape-led design approach, the scheme not only offers much needed new homes, but also large areas of open green space for the benefit of the residents and the local community.”
