Build London Partnership supports NLM’s expansion in Waltham Forest

A North East London based housing association, NLM, is set to grow after acquiring 74 homes at the Marconi Road estate in Waltham Forest through the Build London Partnership.

This unique collaboration between L&Q and the GLA partners with smaller housing associations and supports them to grow to tackle London’s housing crisis.

NLM will take over the homes from L&Q, which acquired them as part of previous mergers with East Thames and Ujima. The transfer takes place after a consultation with residents held between November 2021 and February 2022. The transfer will simplify the management of homes, shared spaces and housing services at the estate, with NLM acting as the sole registered provider.

The Build London Partnership has been working closely with NLM to build their capacity, developing 42 homes in Tower Hamlets, 21 homes in Enfield and 10 homes in Waltham Forest. Four more homes are in the pipeline at Lavender Hill, Enfield.

John Lumley, Strategic Sales Director at L&Q, said:

“We’re delighted to have completed this transfer which will help our partner NLM establish itself as a significant housing provider in Waltham Forest. With over 6,000 homes under management in the borough, and a committed local development pipeline of 700 homes at nearby schemes including The Chain and Blackhorse Road in Walthamstow, L&Q is committed to building the capacity of smaller housing associations to tackle London’s housing crisis.”

Abi Jacobs, Director of Strategic Partnerships at L&Q, said:

“Three years in, the Build London Partnership is continuing to deliver small developments for its partners. We’re committed to supporting NLM’s strategic growth across London and this deal follows on from recent successes at 256 Church Road in Waltham Forest, alongside our wider work together in Enfield and Tower Hamlets.”

Aziz Rahim, Chief Executive at NLM, said:

“L&Q helped us again to increase our property portfolio in the heart of our operation. L&Q should be proud of their noble commitment and dedication to help smaller registered providers to grow. NLM is delighted to have completed this transfer, and we are looking forward to building a great relationship with all our new residents. Expanding our portfolio of properties fits with our strategic plans, and as an organisation rated amongst the top in our peer group, residents can be rest assured NLM is well placed to provide quality landlord services well into the future.”
