It’s essential that we can access your home to carry out important compliance and health and safety checks to keep you safe, so we need your help to make sure this happens.

Sometimes, we struggle to gain access to a small number of homes, which causes delays in carrying out these important checks.

These checks, which are often electrical and gas safety related, must be done on time so we can give you the assurance you need about your health, safety and wellbeing in your home.

 

What we're doing to gain access

Our Building Compliance team has been focusing on reducing the number of homes where we have been unable to gain access to do safety testing.

Work is also ongoing to improve resident communications through letters, texts and emails to encourage you to make an appointment to let us in. 

 

We’re making it easier for you to arrange an appointment by:

  • providing at least 48 hours notice of checks (and usually more than this)
  • being flexible if you have a specific requirement, by trying to accommodate your request
  • introducing ‘suited locks’ to shared spaces in buildings where we can – this means that we can use a master key to get in and carry out essential works without disturbing residents
  • creating a dedicated team to collaborate with residents in developing new ways to make it easier for you to let us into your homes when needed

 

Arranging an appointment

You should have received a letter telling you that your gas safety inspection or electric safety checks are overdue.

Boiler safety checks

Every year, we check your boiler to make sure it’s safe and working properly. This is called a Landlord Gas Safety Record (LGSR) or CP12 check – and we are required by law to do it for all tenants.

  • How often we do checks

    We carry out a safety check once every 12 months and we'll contact you to arrange an appointment.

    If it's been 10 months or more since your last check, and you haven’t heard from us, please get in touch so we can book a visit.

  • What our engineer will do

    Our qualified gas engineer will:

    • check your boiler is working safely and efficiently
    • inspect the flue (the pipe that carries gases outside) and ventilation
    • test for gas leaks and carbon monoxide
    • measure gas pressure and check combustion levels
    • test all safety devices

    When the check is complete, we’ll give you a Gas Safety Certificate (LGSR).

  • What's not included

    The service does not include:

    • routine radiator checks
    • expansion vessel adjustments
    • internal cleaning of boiler parts (unless needed for safety)

    If repairs are needed, we'll arrange a separate follow-up visit.

  • If you have a communal heating system

    You may not have your own boiler. In this case, we'll check and maintain the communal system instead.
