Decent Homes in Lewisham

Residents in several areas of Lewisham voted in favour of a change of landlord, from Lewisham Homes to L&Q, in January 2010.

The areas are:

  • Catford
  • Crofton Park
  • Forest Hill
  • Lewisham Central
  • Perry Vale
  • Rushey Green
  • Sydenham

The transfer of properties from Lewisham Homes to L&Q took place on Monday 11 October 2010.

Next steps

With our partners Martin Associates, FFT, Richardson Ltd and the Apollo Group we will work on all the properties that have been transferred to us from Lewisham Homes to bring them up to the Decent Homes standard.


Chrysalis Stock Transfer - one year on

Decent Homes update

Since the Chrysalis stock transfer in October 2010, we've been working hard with our partners, Richardson Ltd and Martin Associates/ Apollo Group and FFT to deliver our Decent Homes programme in your area. To date, we've replaced over 1500 kitchens across the Chrysalis stock transfer area, with each one being installed, on average, in under 15 working days!

As a result, resident satisfaction with the works is consistently high at over 95% and we believe this is also due to the professionalism of staff on site and the high quality product that we are delivering for residents.

Choose your own specifications

Where homes do not meet Decent Homes standard, tenants will benefit from a variety of works, including new kitchens, bathrooms, windows and electrical installations. Tenants will be able to choose from a range of kitchen and bathroom units and they will also have the option to buy in various additional items at discounted prices to personalise their home.

Residents who have already carried out the work themselves

If a tenants home is included in the Decent Homes programme and they have already installed a new kitchen or bathroom themselves then they may be eligible for a payment of £500 per room (Kitchen or bathroom). Contact the Stock Transfer Team on 0800 988 8242 for more information.

Christmas 2011

Please note that our contractors, Richardson Ltd and Apollo Group, will be closing down Decent Homes works over the Christmas period. If you need to report a defect or a problem with your Decent Homes works during the holidays, please contact:

Windows update

Phase one of the window programme completed in summer 2011 with windows to 280 properties being upgraded across the Chrysalis transfer area. Phase two of the window programme in Forest Hill will commence shortly and will see windows repaired or replaced to over 360 homes.

Phase two of the window programme in Catford and Rushey Green will commence in early summer 2012 and will see windows replaced to 80 homes.

If you have not yet heard about your window works, our consultants will be in touch with you during 2012. Please note that all tenants properties will have window surveys as part of the Decent Homes works.

Leaseholder update

In 2012, L&Q will be undertaking works which will be rechargeable to leaseholders and we want to make sure that you have all the information you will need about the works still to come. In the coming year window works will commence and you will be contacted by L&Q once the formal section 20 consultation period commences. Leaseholders who are resident at the time of transfer will have their recharges for major works capped at £5,000 (excluding VAT and management fee) in the first five years after transfer, and again in years six to ten. Leaseholders will only pay for repairs and improvements to their building or communal areas which they are liable to pay under their leases. Winter Fuel payment

The Winter Fuel Payment is a tax free payment to help older people keep warm during winter. It is provided by the government to those who are eligible.

Who can get it

If you were born on or before 5 January 1951 you may qualify. Its not means tested and you can get it if you're still working or claiming a benefit. If you were born after 5 January 1951, find out when you'll qualify by logging on to www.directgov.uk
