Rubicon is situated in the heart of Greenwich, adjacent to the Rail/DLR Station.
The former New Haddo estate stood empty and derelict before L&Q won an open regeneration competition run by Greenwich Council in 2000. The regeneration is a joint project involving L&Q, Tower, the BME housing provider Ujima, Pamoja, the London Borough of Greenwich and Bellway Homes.
Working in partnership with both Bellway Homes and Greenwich Council, L&Q will eventually replace the previous 203 poor quality homes with 510 brand new ones, as well as providing commercial space and community facilities.
Foreshadowing the Mayor’s strategic housing targets, 256 units are for sale and 254 are affordable, with two thirds of the affordable housing for rent and one third for shared ownership/intermediate market rent.

Phase 1, consisting entirely of affordable housing for general needs and shared ownership, was fully complete by the beginning of the year. The first 2 units from phase 2 handed over last month, with the remainder due by the end of the year.
